Post Road Management LLC is renovating and upgrading the “Gateway to North Bethlehem” — the towering 10-story office building that sits adjacent to Moravian College at 65 E. Elizabeth Ave.
Borko Milosev, principal of Post Road Management, said the upper floors will be gutted and converted into luxury apartments that will not only allow workers a chance to live several floors above their offices, but to also provide luxury housing for empty nesters or young professionals wanting to reside near quaint Downtown Bethlehem.
“You have unobstructed views all around it,” said Milosev. “The views are absolutely gorgeous. The property itself also is very well located — not quite downtown, but a lot of parking.
“People are fleeing the McMansions and the large homes and responsibilities of the suburbs and going to urban areas.”
Milosev specializes in turning older buildings into quality apartments. He bought 65 E. Elizabeth Ave. — or Tower 65 as it will be called — as a foreclosure. He previously upgraded rundown structures in Easton, Freemansburg, Whitehall Township and Allentown.
Milosev and a business partner plan to turn the building’s six upper floors into 48 luxury apartments. The four lower floors will remain offices. Artefact of Bethlehem is the architectural firm hired to design the façade and all of the common hallways. There is an ongoing RFP process to select the architect and engineering team to help with the design of the apartments.
There is the potential for penthouse apartments on floors nine and 10. They would be either one-, two- or three- bedroom units. Design plans include a balcony for each residential unit.
The brown exterior will get refurbished and possibly repainted a gray or silver color with louvers on some of the windows.
“The colors are a little outdated, and we were looking for different ways to create a more contemporary look that will have a maximum effect on the building,” said Lucienne Di Biase Dooley, project architect for Artefact.
The lobbies would be refurbished with a design that incorporates a mixture of glass and concrete.
Post Road Management will maintain an office on the first floor.
Milosev is a 2004 graduate of Moravian College.
